This consultation is designed to help prepare a home for market using the seller’s existing furnishings. The focus is on clarity, presentation, and high-impact adjustments that support buyer appeal, professional photography, and showings.
This is not staging. It is strategic editing and refinement to ensure the home presents confidently and cohesively.
WHO THIS SERVICE IS FOR
This consultation is a good fit if:
• You are preparing a listing and want professional guidance on presentation
• The home feels cluttered, flat, or difficult to photograph
• The seller is overwhelmed by where to start
• You want a streamlined, efficient process without introducing unnecessary cost
• You value thoughtful, market-aware design decisions
This service is most effective when coordinated with the listing agent, but homeowners may also book directly.
WHAT’S INCLUDED
During this consultation, we will address:
• Furniture placement and layout refinement
• Decluttering and editing guidance
• Styling recommendations using existing pieces
• Room-by-room prioritization
• Guidance for photography and showings
• Clear next steps for seller and agent
No purchasing, sourcing, rentals, or installation are included.
WHAT THIS IS NOT
To set clear expectations, this service does not include:
• Furniture or decor purchasing
• Staging inventory or rentals
• Installation or labor services
• Design drawings or specifications
This consultation is intended to support listing preparation, not full staging or design development.
HOW IT WORKS
• One-time consultation, completed in a single visit
• Up to 60 minutes on site
• Virtual consultations available when appropriate
• Prep guide provided after booking
• Limited availability each month
INVESTMENT
Pre-Listing Design Consultation
Up to 60 minutes on site:
$300 flat fee
Over 60 minutes, up to 120 minutes on site:
$600 flat fee
Additional time past 2-hours, if requested:
$175 per hour
Payment is required to confirm your consultation booking. Please note we have limited availability, and a full 2-hours can only be guaranteed by booking the 2-hour consultation in advance.
TRAVEL
In-person consultations include up to 20 miles from Austin, Texas.
Travel beyond this radius may require an additional trip fee.
CONSULTATION POLICY
Consultation fees secure dedicated time and preparation and are non-refundable.
Appointments may be rescheduled with at least 24 hours’ notice.
